Living at YHill

It only takes 5 minutes to walk from YHill to Hong Kong University… that’s closer than some of HKU’s halls! Apart from being situated in close proximity to school, YHill is located within the up-and-coming district of Sai Wan. As a student, it’s definitely both practical and enjoyable to live at YHill.

The property itself was fully renovated in 2019, where we replaced all windows, pipes and elevators, and refurbished the interior completely. YHill has a spectacular roof terrace with a full harbour view, as well as a garden terrace perfect for barbecues and Sunday brunches. Next to the garden terrace we’ve got an outdoor (covered) exercise area, equipped with free-weights and pull-up bars. Within the building we also have a multi-function space, acting as a lounge for the majority of the time, but can be used for various activities and community events.

Y.X values community, and we pride ourselves in organising fun, engaging, and potentially educational activities for our students. Our dedicated team works hard to promote the significance of community by fostering collaboration between the students, and encouraging them to pursue their true interests.

Furthering the notion of community, YHill truly adopts the co-living concept. As compared to the traditional student hall, our rooms are part of flats rather than an entire floor. With a comfortable living room and functional kitchen shared between flatmates, students enter an inspiring environment in which they can share their experiences and interact with one another.

As young adults, students staying at YHill learn to be responsible for their well-being. Having a kitchen in each flat as well as a self-service laundry system downstairs means that they can take care of themselves. We do, of course, maintain a high level of security with a 24/7 security guard and CCTV system.

What is the closest MTR Station?

HKU MTR Station (Exit A1, B2 or C1)

From the HKU MTR Station to Hai Kwang Mansion, you should take Exit A1 or Exit C1. From Hai Kwang Mansion to the HKU MTR Station, you should take Exit B2. In this way, you can avoid climbing up.

How long does it take to walk to HKU from YHill?: Around 5-7 minutes.

Lease

When can I move in?: On or after the handover dates (from 1 August or from 16 August onwards, depending on particular rooms).

What is the check-in and check-out time?

Check-in time : 9am to 5pm on or after the agreement start date.

Check out time : At or before 12pm of the agreement end date.

What is the minimum leasing period for YHill?: Stay of 11.5 months.

What are the payment terms and method?

Once the license agreement is signed, 3-month license fee as security deposit paid within 2 working days.

By 10 working days before the commencement date of the agreement, half license fee of the whole period (around half year license fee) + half utility deposit of the whole period (HKD1,800 or HKD2,400) should be paid.

Within 4 months after the commencement date of the agreement, another half license fee of the whole period (around half year license fee) + another half utility deposit of the whole period (HKD1,800 or HKD2,400) should be paid.

On 1-19/F, inside each share unit, there is a deluxe single room, a standard single room and a twin room. Utility deposit at HKD3,600 per person for the whole period is required. The utility bills for water, electricity and town gas within one share unit are shared evenly by 4 persons, regardless of client’s in-out record during the stay. Upon contract end date or check-out date (whichever is earlier), we will add up the utility fee of one share unit for the whole period and the amount will be divided by 4 persons evenly. Additional charges for utility fee will be charged if the amount per person is over HKD3,600. For any overpaid amount of the utility fee less than HKD3,600 for the whole period, the difference between the utility deposit and the actual utility fee will be refunded to the client.

On 20-25/F, inside each share unit, there is a premier single room, a deluxe single room and a standard single room. Utility deposit at HKD4,800 per person for the whole period is required. The utility bills for water, electricity and town gas within one share unit are shared evenly by 3 persons, regardless of client’s in-out record during the stay. Upon contract end date or check-out date (whichever is earlier), we will add up the utility fee of one share unit for the whole period and the amount will be divided by 3 persons evenly. Is the rental all-inclusive, if not what are the extra costs?

For share units on 1-19/F: Utility deposit (HKD3,600 per person for 11.5 months) has to be settled together with the license fee. There are no washing machines and no drying machines within all share units. There are shared washing machines and shared drying machines available on G/F. Clients shall pay for the use each time. The charge is HKD10 once for washing machine and HKD15 once for drying machine.

For share units on 20-25/F: Utility deposit (HKD4,800 per person for 11.5 months) has to be settled together with the license fee. There is a washing machine (without drying function) inside each share unit. For drying clothes, clients can make use of shared drying machines available on G/F. Clients shall pay for the use each time. The charge is HKD15 once for drying machine.

Can I extend my license agreement for one more month after my lease ends?: It is subject to our room availability upon request.

What kind of licenses do you hold in order to operate?: Registered company with a valid business registration certificate.

What kind of documents do you need for me to rent a room at a share unit?: If you would like to sign for a license agreement, please send the following information to our email as follow. leasing.yhill@ydotx.com 1. Copy of passport or identity card, 2. University offer letter copy or student identity card copy, 3. Student visa copy (It could be submitted afterwards if the visa is not yet ready by the time of emailing to us.) 4. Email address, 5. Mobile phone number, 6. Whatsapp number or Wechat ID, 7. Valid residential address (It can be local or overseas.), 8. Floor & type of room you preferred and 9. Check-in date (either 1 August or 16 August, depending on particular room)

Facilities

Is there any cleaning service available and how often do they come to clean?: Yes, for all share units, there is cleaning service for the common area, covering living room, kitchen and washroom(s), once a week without additional charges.

What does the cleaning service include before handover of the block to newly move-in clients?: Deep cleaning and pest control are provided by a professional cleaning company. Inspections are done by our team before the rooms/ bedspaces are handed over to clients.

Can we invite our friends or family to come or stay overnight?: Under no circumstances should clients invite guests to stay overnight in share units. Visitors are allowed to visit between 9:00am and 11:00pm daily. Clients should pick up their visitors at the reception on G/F. All visitors must register at the building management office on G/F before getting into the block. All visitors should leave the block at or before 11:00pm and are not allowed to stay overnight.

Is it suitable for couples?: No, it is not. Those 3 or 4 persons staying within each share unit should be single gender only (either all 3-4 ladies or all 3-4 gentlemen).

Do you have any female-only floors?: Yes, most floors are for single gender only. There are exceptional cases for a few floors. However, within each share unit, it must be with single gender only (either all 3-4 ladies or all 3-4 gentlemen).

Are all the facilities free of charge?

Gym facilities on G/F and common area on LG/F are free of charge and open to all stay-in clients.

Barbeque facilities on the rooftop and on G/F should be booked in advance with an admin fee at HKD40 per person plus a security deposit of HKD500 for party of 1 – 5 persons, HKD1,000 for party of 6 – 10 persons, HKD1,500 for party of 11 – 15 persons or HK$2,000 for party of 16 – 20 persons.

For 2 washing machines and 2 drying machines on G/F, HKD10 and HKD15 will be charged each time respectively.

Are the apartments fully furnished?: Yes, they are stylishly furnished.

What are the bed sizes? Can I bring in my own furniture? (for example, pillow, mattress & art work?)

For share units on 1-19/F: Bed size for deluxe single room: 1.07m (width) x 1.905m (length), Bed size for standard single room: 0.915m (width) x 1.83m (length), Bed size for twin room (each bunk bed): 0.915m (width) x 1.83m (length)

For share units on 20-25/F: Bed size for premier single room: 1.50m (width) x 1.905m (length), Bed size for deluxe single room: 1.07m (width) x 1.905m (length), Bed size for standard single room: 0.915m (width) x 1.83m (length),

Bed frame and mattress are provided, but bed sheet, pillow, pillow case, blanket and artwork are not provided. You can bring your own ones. You can bring your own small furniture. Just by the contract end date and when you return the room/ bedspace and the share unit to us, it has to be the same condition and with the same amount of furniture as is when you move-in.

Do you provide bed sheet and pillow case?: No, we would not provide any of these.

What appliances are included in the kitchen?: Gas stove, range hood and microwave oven are provided. Cooking equipment and cutlery are not provided.

What kind of events will I be expecting in the co-living space?: Events, like barbeque gathering, festival celebration party or even talks given by some guest speakers, will be held occasionally by our community team. Feel free to join them if interested.

How many rooms and floors are there in total?

There are 25 floors in total. There are total 75 share units on 1-25/F.

On 1-19/F, each share unit contains 3 types of bedrooms – one deluxe single room, one standard single room and one twin room, a living room, a kitchen and 2 washrooms. Each bedroom (or each bedspace) CAN be rented separately.

On 20-25/F, each share unit contains 3 types of bedrooms – one premier single room, one deluxe single room and one standard single room, a living room, a kitchen (with a washing machine inside) and a washroom (with separated shower area). Each bedroom CAN be rented separately.

What can I do when I lose my access card and cannot get into my room?: Please contact our operation team by reaching the building management office on G/F. They would check your identity, deactivate your lost access card and provide you with a new access card at a charge of HKD200 for the new access card.

Any community or security team on site?: Yes.

What are the estimated sizes for each apartment and for the rooms inside each apartment?

There are 3 apartments (Flat A, Flat B & Flat C) each floor on 1-25/F. Size of Flat A is around 467 square feet net (43 square meter net), Size of Flat B is around 449 square feet net (41 square meter net), Size of Flat C is around 467 square feet net (43 square meter net). For share units on 1-19/F, Size of deluxe single room (A1, B1 & C1) is around 100 square feet net (9.3 square meter net), Size of standard single room (A2, B2 & C2) is around 50 square feet net (4.6 square meter net), Size of twin room (A3, B3 & C3) is around 110 square feet net (10.2 square meter net).

For share units on 20-25/F, Size of premier single room (A1, B1 & C1) is around 110 square feet net (10.2 square meter net), Size of deluxe single room (A2, B2 & C2) is around 100 square feet net (9.3 square meter net), Size of standard single room (A3, B3 & C3) is around 60 square feet net (5.6 square meter net).

Are the facilities and common areas open 24/7?: Yes, except barbeque facilities are available for booking at 09:00-20:00 daily and except for any social distancing restrictions set by the Government.

Do I need to share the bathroom?: For share units on 1-19/F, 2 bathrooms are shared by 4 persons within each share unit. For share units on 20-25/F, one bathroom with separated washroom is shared by 3 persons within each share unit.

Do I get a dedicated mailbox?: For share units on 1-19/F, there is a shared mailbox for each room next to the lift lobby on G/F. For share units on 20-25/F, there is a shared mailbox for each apartment by 3 persons.

Can I bring my pets with me?: No, pets are not allowed in the whole building.

What is the speed for the Wi-Fi?: 1GB (upload and download speed, for unlimited use) for each share unit which is shared by 3-4 persons.

Can I choose who my roommates or neighbors for the share units?: No, roommates or neighbors will be assigned randomly. Unless you and your friends (with the same gender) agree to sign for the designated bedrooms in the same share unit or on the same floor at the same time, otherwise no room change will be accommodated under any circumstances.
